Have the property clean and tidy; declutter rooms to let buyers see the potential. If you have a small budget then a fresh coat of paint gives the biggest impact. 

For viewings, light scented candles and ensure the property is light and airy to appeal to the smell senses. Fix or replace any obvious issues such as door handles, bathroom mirrors or shower screens. Do not forget about the outside of the property, front and back, cut grass or power hose to help with kerb appeal!
